These Terms and Conditions (“Terms”) govern your use of the Offsite Network Global website currently staged at https://jan.apxroofings.com/ (the “Site”), operated by Offsite Pro, LLC, a Florida limited liability company, doing business as Offsite Network Global (“ONG,” “we,” “us”), with a mailing address at 777 Brickell Ave, Suite #500-9806, Miami, FL 33131.
By using the Site, you agree to these Terms and to the Privacy Policy. If you do not agree, do not use the Site.

The Site is for general information about the offsite and modular construction ecosystem. It is not legal, engineering, architectural, safety, or construction advice. It is not an offer to form a membership, sell a course, place a candidate, or bid a project.
You are responsible for your own professional judgments, licenses, and contracts.

Those sites have their own terms and privacy notices. Offsite Pro, LLC does not control them and is not responsible for their content, availability, or practices. A link is not an endorsement.
As of August 31, 2026, https://offsitenetworkglobal.org/ and /modular-calculator do not reliably resolve. Do not treat a broken outbound link as a commitment to host a product there.
Visiting the Site, clicking “Become a member,” or joining a chapter waitlist does not create a membership, chapter, or any other legal relationship.
Membership, if offered, is formed only when Offsite Pro, LLC accepts an application and any dues or agreement then in force. ONG is a brand of Offsite Pro, LLC. It does not currently publish live geographic chapters. “Find a chapter” and similar language, until chapters exist, means a waitlist or a start-a-chapter request — not a promise that a local chapter is operating.
ONG is not Modular Building Institute (MBI). MBI is a separate, existing organization. Nothing on this Site claims to be the sole trade association for commercial modular construction.
Directory profiles, company pages, and related user-generated content (whether on this Site or on Offsite Pro Directory) are provided by the listers.
ONG does not verify every claim, does not endorse any company, product, factory, consultant, or professional, and does not warrant that a listing is accurate, licensed, insured, or suitable for your project. You must do your own due diligence.
If you submit a listing, you represent that you have the right to publish it, that it is accurate, and that it does not infringe anyone else’s rights. We may refuse, edit, or remove listings at our discretion.
The Offsite Job Bank, when live, will be a venue for employers and candidates. Until a URL is published, any “Find opportunities” control should stay on this Site.
Offsite Pro, LLC is not the employer unless a specific posting says so. We do not guarantee interviews, hires, wages, or immigration outcomes. Employers and candidates are responsible for equal-employment, wage, and other laws that apply to them.
User-generated job content may be inaccurate or outdated. We may remove listings that appear unlawful, discriminatory, or misleading.
The on-page Project Scope Converter / Modular Calculator is a planning aid.
Outputs (including any module count, schedule compression, or similar figures) are estimates only.
They are not a bid, quote, guaranteed price, guaranteed schedule, or engineering calculation.
They are not an offer to contract with Offsite Pro, LLC or with any factory.
Fields that display an em-dash (—) mean no live calculation is being shown. Do not treat a blank or dashed field as a result.
An “RFP path” or similar CTA, if offered, is an introduction or form-routing feature — not a representation that named factories are “certified” by ONG unless a separate, described certification program exists.
You remain responsible for plans, codes, site conditions, and the contractors you hire. Offsite Pro, LLC is not a licensed design professional or general contractor by virtue of offering this tool.
Offsite Pro Institute (a linked property) currently offers paid designations and courses under its terms. Completing a course does not make ONG or the Institute a party to your construction contracts.
Adjacent, not ONG’s: ICC/MBI 1200–1205 standards and ABOCE (a separate effort associated with MBI and NYIT) are industry resources. They are not ONG credentials unless we later say so in writing.
The Site’s design, copy, logos, and original graphics are owned by Offsite Pro, LLC or its licensors. You may not copy the Site for a competing service.
Photographs, news headlines, and third-party marks (including MBI® and “Voice of Commercial Modular Construction®,” factory brands, and publication titles) remain the property of their owners. News items on chapter or membership pages are attributed industry reporting, not ONG events, unless labeled as ONG / Offsite Dirt Network family content.
The Modular Mindset (David Persons and Audree M. Grubesic, October 2025) is identified as ONG / Offsite Dirt Network family content when we mention it.
You agree not to:
Scrape the Site in a way that degrades service, except ordinary search-engine indexing
Upload malware, or attempt to bypass security or robots settings
Post unlawful, defamatory, or infringing content
Harvest emails from forms or membership lists
Impersonate ONG, a chapter, or another person
Use the Calculator to generate spam RFPs or deceptive solicitations
We may suspend access.
THE SITE AND ALL CONTENT, TOOLS, AND LINKS ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, ONG AND OFFSITE PRO, LLC DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT.
We do not warrant that the Site will be uninterrupted, that outbound links will resolve, or that any factory, course, job, or chapter will meet your needs.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, OFFSITE PRO, LLC AND ITS OFFICERS, DIRECTORS, MEMBERS, EMPLOYEES, AND VOLUNTEERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, GOODWILL, OR BUSINESS OPPORTUNITY, ARISING OUT OF THE SITE, THE CALCULATOR, MEMBERSHIP WAITLISTS, OR THIRD-PARTY LINKS.
OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US $100) OR THE AMOUNT YOU PAID OFFSITE PRO, LLC IN THE TWELVE MONTHS BEFORE THE CLAIM, WHICHEVER IS GREATER.
Some states do not allow certain limitations. In those states, our liability is limited to the fullest extent permitted.
You will indemnify and hold harmless Offsite Pro, LLC and its people from claims, damages, and reasonable attorneys’ fees arising out of your use of the Site, your listings or job posts, your Calculator submissions, or your violation of these Terms or of any law.
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Exclusive venue for disputes that are not subject to a different agreement is the state or federal courts located in Miami-Dade County, Florida, unless the law requires otherwise (for example, certain consumer or employment claims).
We may update these Terms by posting a new version with a new “Last updated” date. Material changes will be described on the page. Continued use after an update constitutes acceptance where permitted by law.
If a provision is unenforceable, the rest remains in effect. These Terms are the entire agreement for use of the Site (membership, courses, or paid services may have additional contracts). You may not assign these Terms without our consent. We may assign them as part of a reorganization.
